  7. Asking Price Adjustments: The asking price must remain unchanged throughout the 7-day period, unless a mutual adjustment is agreed upon by both the seller and the listing agent.
  8. Financing Contingencies: This guarantee does not apply to offers that fall through due to buyer financing issues or contingencies beyond the control of the listing agent.
  9. Exclusion of Special Circumstances: The guarantee does not apply to homes with existing liens, title issues, or legal disputes, or in cases where the seller is unwilling to negotiate in good faith.

The maximum amount payable by [Broker/Agent] will not exceed the total commission earned by the listing agent for the transaction.
  13. Termination of Guarantee: This guarantee becomes null and void if the seller terminates the listing agreement prior to the end of the 7-day period or fails to comply with the agreed-upon terms of the listing.

  17. Exclusion of Properties Above $2.5 Million: Properties with a value exceeding $2.5 million are not eligible for the “Sell Your Home at 100% Asking Price in 7 Days or We'll Pay the Difference” guarantee.

  18. Requirement to Purchase Another Property: To qualify for the “Sell Your Home at 100% Asking Price in 7 Days or We'll Pay the Difference” guarantee, the seller must agree to purchase another property of equal or higher value through Your Home Sold Guaranteed Realty. This condition is mandatory for the guarantee to apply.

  19. Geographic Limitations: This guarantee is not valid in certain parts of Santa Clara and Alameda counties. Please contact Your Home Sold Guaranteed Realty for specific details regarding the eligible areas within these counties.

  20. Inspection and Condition Requirement
    The property must pass a pre-listing inspection, and any major repairs must be completed prior to the home being listed. The guarantee does not cover homes in need of significant repairs or renovations.

  21. Occupancy
    The home must not be tenant-occupied at the time of listing. If the property has tenants, it must be delivered vacant before the listing.
  22. Market Conditions
    This guarantee does not apply during extreme market fluctuations, such as economic downturns, pandemics, or natural disasters that significantly impact the local real estate market.
  23. Exclusion of Unique or Custom Homes
    Custom-built, luxury, or uniquely designed homes that cater to a limited buyer pool may not qualify for this guarantee.
